Manhattan Penthouse Hits the Market for $5.5 Million – Robb Report


Those looking for a sunlit aerie in the heart of downtown Manhattan may not need to further than this triplex penthouse.

Recently listed with Julie Pham of Corcoran for $5.5 million, down from last year’s $6.39 million asking price, this triplex penthouse tops The Sage House, a historic, landmarked, pre-war building at 4 Lexington Avenue in New York’s Gramercy Park neighborhood. Its seller is Heidi Ettinger, the first female Tony-winning Broadway set designer, who shared the co-op with her late husband, Jonathan Reynolds, a screenwriter, playwright, and New York Times Magazine food writer. Now the home is ready for its next owner to create their dream apartment.

The three-floor unit spans 3,300 square feet with three bedrooms (and a flexible fourth), two full bathrooms, and a powder room. The home benefits from 15-foot-high ceilings and massive windows. The first floor houses a wood-paneled library with large arched windows that face out onto north, east, and west exposures—with front-row views of the Empire State Building. The first floor also features two bedrooms that share a full bathroom.

The home’s second level features an expansive great room with a wood-burning fireplace and a sumptuous seating area. There are double-height ceilings with large windows that allow plenty of natural light to stream through. Off the great room, the open-plan space has a dining area and a kitchen with updated appliances.

One of the penthouse’s most notable features is the all-glass solarium off the living room. The solarium’s ceiling and walls are made of glass and offer unobstructed views over the city. American architect and urban planner Grosvenor Atterbury designed The Sage House in 1912 in an Italian Renaissance palazzo style. The 15-story building features a rusticated red sandstone facade and dramatic arched windows. While there are none of the new-fangled amenities one might find in some high-end buildings, such as a dog spa or private screening room, The Sage House does offer full-time doorman services, a live-in super, a bicycle room, and private storage.
