A N.Y.C. Penthouse With a Rooftop Cottage Finds a Buyer After 14 Days – Robb Report


Manhattan penthouse meets English country manor? A lucky buyer will soon be living out their cottagecore dreams at this East Village duplex.

The condo, located at 72 East 1st Street, has changed hands just two weeks after it hit the market. According to The New York Post, the two-floor residence has gone into contract for around $10 million after it was initially listed for $9.75 million with Nick Gavin and Allie Fraza of Compass.

The digs underwent a gut renovation and feature four bedrooms, four bathrooms, and 3,000 square feet of living space. Most notably, the unit is topped with a Cape Cod-style shingled cottage. The additional space was reportedly added on in 1980 by late artist Henry Merwin Shrady and can be used as a private studio for guests or even a home office.

“It’s a lodestar to a type of elevated, elegant, and sophisticated living rarely seen in the East Village,” notes the listing. Inside, the palatial pad is decked out with all kinds of era-spanning decor and period finishes. For example, the flooring in the light-filled living room is made of reclaimed parquet tiles that were originally from a theater in London. Elsewhere, you’ll find chevron-patterned white oak floors throughout the rest of the house along with walls covered in a specialty paint finish by Mark Chamberlain, lots of wood trim, multiple wood-burning fireplaces, and double-height ceilings. 

The lower floor of the apartment gives way to a 12-person dining area and an open, farmhouse-style kitchen that’s equipped with oak cabinets, state-of-the-art appliances, a copper-topped island, and custom lighting. It also holds the primary suite which has four custom-built walk-in closets, a marble fireplace, a dressing room, and en suite bath. The latter is kitted out with Waterworks fixtures, a shower stall, and floor-to-ceiling mosaic tile. Upstairs, there are additional bedrooms plus a super cozy-looking library with built-in bookshelves.

Of course, the fairytale-esque cottage is the real draw here. Inside, there are soaring 12-foot ceilings and a bay-windowed banquette that overlooks a private landscaped terrace. Outside, the grounds are dotted with an apple tree and lots of lush shrubbery. Crowning the top of the 1st Street building, the pre-war condominium only holds three total units. 

“One has the feeling of being transported away from its electric East Village location to an English country house or peaceful beach cottage,” Gavin told The New York Post. “It’s a completely unique, completely special downtown retreat.”
