For $68 million, a secluded enclave called Sandpiper Village comprises four contiguous estates and 1,000 feet of ocean frontage. The expansive property is ideal for families seeking a multi-generational legacy compound or for friends who would like to purchase homes together. You won’t have the entire island to yourself, but you will hold dominion over a private compound located on a peninsula at the eastern end of the 48-acre island.

The residences within Sandpiper Village were designed by Robert C. Glazier and Gensler Architects. They offer breezy modern interiors, 14-foot-high ceilings, floor-to-ceiling glass windows, and massive primary suites. Each home has front-row ocean views and near-private access to Piper Beach, one of the island’s most picturesque stretches of sand.
The first home is called Spy Glass and spans nearly 8,000 square feet with five bedrooms, six bathrooms, a private garage, and a large pool. A flex room is perfect for a gym or hobby studio, and, of course, the home opens to numerous terraces amid tropical landscaping.
The second residence, Osprey, spans 6,100 square feet with five bedrooms and six bathrooms. The house has its own pool, lots of terrace space for alfresco dining and relaxing, and a private shower garden.
The Hummingbird, the village’s largest residence, sprawls over nearly 9,500 square feet with six bedrooms and seven bathrooms. Outside, there’s a fire pit and a large, infinity-edge pool.
Finally, the Triton residence measures a commodious 8,700 square feet with six bedrooms, seven bathrooms, and a pool. One of the ensuite bedrooms is located in a detached structure, making it ideal for in-laws, older kids, or extended-stay guests.

The residences are surrounded by lush, tropical landscaping, completed by SKS Landscape Architects, that transforms each into a lush sanctuary. Each home offers open-concept living spaces with contrasting dark-toned woods, light marbles, and curated finishes. There are eight-foot-tall solid wood interior doors, while walls of glass provide picture-perfect ocean views and easy transitions to the outdoor living spaces.
No expense was spared when selecting finishes, fittings, and fixtures. The gourmet kitchen has name-brand, state-of-the-art appliances, custom cabinetry, eat-in islands, and decorative lighting. The bathrooms are inspired by the world’s finest spas and feature serene neutral tones, freestanding soaking tubs, custom vanities, and oversized showers. Each property is also pre-wired for an array of high-tech features, and there is temperature-controlled storage space.
Montage Cay can be accessed via helicopter, seaplane, ferry, or private yacht—there is an impressive 47-slip marina that will accommodate vessels up to 100 feet. Residents will be pampered with dedicated staff, concierge services, on-site security, housekeeping services, in-residence dining, private chef services, and, for when there isn’t enough room to accommodate guests, preferred pricing for the hotel. Sandpiper Village owners and guests will also have access to the hotel’s many amenities, including tennis, pickleball, and Padel courts; several beaches; a spa; a gym; numerous restaurants; and a market and deli.
Montage Cay opens in 2024 and has launched sales for the residences, which are currently under construction.
